Clearbell & Deva acquire three UK logistics assets

Clearbell and joint venture partner Deva Capital have acquired three new industrial and logistics properties in the UK from an institutional investor.

These assets, totalling 13,935 m2, are located in Maidenhead, Cannock, and Swindon.
The acquisitions include six units at Cordwallis Industrial Estate in Maidenhead (2,670 m2), currently let to four businesses with two units vacant. Half of the space comes up for renewal over the next two and a half years.
At The Orbital Centre in Cannock, the newly purchased units 5A-5B (5,040 m2) have a lease event in early 2026, presenting an opportunity for repositioning.
In Swindon, the JV has purchased a modern warehouse and office facility at Athena Avenue, Elgin Industrial Estate (6,261 m2), serving as the UK headquarters for Robnor Resinlab.
These acquisitions increase the JV’s total portfolio to 19 assets, encompassing over 74,322 m2, following recent acquisitions in Bermondsey, Oxford, Sevenoaks and Rotherham. 
The two partners plan to implement ESG improvements across these new sites, aiming for an EPC rating of B or higher. 
Clearbell is a fund managed by the private equity real estate fund management and advisory business Clearbell Capital.
Deva Capital is the real estate and corporate capital solutions investment arm of Santander Alternative Investments.
