Coima acquires Milan property for redevelopment

Italian real estate investor and developer Coima SGR has acquired a prominent office building at Via Paleocapa 7 in central Milan.

The acquisition, conducted through the Coima ESG City Impact Fund, and planned development will require a total investment of €100 mln. The aim is significantly improve the building's energy performance and achieve top-tier sustainability standards, including LEED and WiredScore certifications.
The Coima ESG City Impact Fund, Italy's largest discretionary urban regeneration fund with about €1 bn in equity, has already facilitated over €8 bn in total investments. 
The acquired property, designed by architect Pietro Lingeri in the 1940s, is a prime example of Milanese rationalist architecture. It spans approximately 13,500 m2 across nine floors, including two basement levels and outdoor areas. The building, which features modern, flexible, and sustainable workspaces, is currently fully leased.
Located next to Parco Sempione and a short walk from Cadorna Station—a major transportation hub—Via Paleocapa 7 is in a vibrant area known for its elegant mix of offices, residential buildings, and commercial spaces. Its central location offers excellent connectivity via public transport, bike paths, and shared mobility, as well as easy walking access to Milanese landmarks like the Sforza Castle and the Duomo.
The redevelopment of Paleocapa 7 aligns with the Impact Fund's strategy of fostering environmental and social transition in Italian cities through urban regeneration and building reuse. Notable past investments by the Fund include the Olympic Village for the 2026 Winter Games, which will become Italy's largest student housing complex, and the redevelopment project for the former Guido Reni Barracks.
Gabriele Bonfiglioli, Coima’s CIO, stated: "This acquisition confirms the Impact Fund's focus on sustainable urban redevelopment projects, where ESG remains at the core of the approach."
The transaction was financed by BCC - Banca di Credito Cooperativo di Milano.
