Coima Invests €50m in Rome office Building

Coima's third fund, Coima Opportunity Fund III (COF III), has made its first investment in a Rome office building, slated for sustainable residential redevelopment. This follows the first equity closing with a primary sovereign wealth fund.

The initial €50 mln Rome project will decarbonize and convert the building into apartments, contributing to the city's Porta Portese Urban Regeneration Program. The redevelopment will focus on achieving high energy efficiency and using renewable energy sources, targeting LEED certification.
Coima has invested over €500 mln in Rome in the last year and plans to exceed €1 bn in the next two.
The fund, focused on building reuse and energy transition, particularly within the living sector, aims to raise €500 million in its second closing, ultimately targeting over €1 bn in investments through co-investments and financing. The fund is being marketed to institutional investors across Asia, the Middle East, Europe, North America, and Italy.
This marks Coima's first foray into wealth management, partnering with Fideuram - Intesa Sanpaolo Private Banking to offer access to professional clients.
Gabriele Bonfiglioli, CIO, Coima, said: "ESG drivers remain central to Coima’s investment strategy for the next three years, and we have decided to dedicate all new investment funds to financing, supporting, and enabling the transformation of urban areas and buildings from brown-to-green, in sectors such as residential, tourism, and other strategic areas. These funds will all be classified under Articles 8 and 9 of the European SFDR sustainability framework, with a total investment target of up to €2 billion.”
The transaction was financed by BPER with an €18 mln green loan.
