Crossbay scores prime Düsseldorf logistics location

Last-mile logistics specialist Crossbay has expanded its German portfolio with the acquisition of a 13,887 m2 urban logistics property in Kaarst near Düsseldorf.

The fully leased facility, purchased from a Deka Immobilien Investment fund, features 11,927 m2 of warehouse space and 1,960 m2 of recently upgraded office space. It is currently leased to a major global logistics company.
The facility, constructed in 2002 and holding a BREEAM "Good" rating, boasts features such as an 8.8-metre clear height, 10 loading docks, and a floor load capacity of 50 kN/m². Crossbay plans to enhance its sustainability performance further with future upgrades.
The prime logistics location allows for connections to the A57 and A52 motorways, and is located only 20 km from the Düsseldorf Airport, and 15 km from the city centre.
The location benefits from a large potential customer base of 15.57 mln people within a two-hour radius, residing in a region with above-average spending power.

This acquisition offers secure income from a global blue-chip tenant, alongside medium-term opportunities to unlock further value through strong asset management initiatives, including sustainability-related upgrades.”
Crossbay's purchase aligns with its strategy of acquiring prime, single-occupancy logistics assets throughout Europe, with a focus on sustainability and value-added improvements. It currently manages over 180,000 m2 across major metropolitan areas, including Munich, Frankfurt, and Düsseldorf.
The company recently leased a significant amount of space to Sportstech in South Berlin and successfully closed its second pan-European fund in Q4 2024, raising €660 mln for investments of approximately €1.5 bn.
