CTP has started construction on CTPark Belgrade Borča, a new 40‑hectare business park that will become Serbia’s largest industrial and logistics park, delivering more than 220,000 sq m of modern space.

The launch follows the signing of a 10,000 sq m pre‑let with MD International (MDI), part of Waberer’s Group, a major international logistics provider.
Located in Borča, around 10 km from central Belgrade, the park will serve companies operating across the Belgrade metropolitan area and wider Serbian distribution networks. CTPark Belgrade Borča offers 222,700 sq m of development potential across 15 buildings, combining established industrial and logistics formats with new typologies not yet widely available in Serbia. Units will range from 300 sq m to over 50,000 sq m, catering to occupiers of all sizes.
MDI will occupy a new purpose‑built facility from Q1 2027, with the option to expand its footprint to 20,000 sq m. The building will serve as a new distribution and 3PL hub for Serbia and neighbouring markets, supporting the company’s continued growth.
The park will introduce CTP’s CTBox, CTFlex, CTSpace and CTFit formats to Serbia. CTBox is designed for start‑ups and SMEs; CTFlex provides scalable space for expanding businesses; CTSpace meets the needs of multinationals requiring substantial footprints; and CTFit delivers bespoke facilities tailored to specific operational requirements. Together, these formats support the creation of diverse business ecosystems within the CTPark network.
“CTPark Belgrade Borča will introduce an entirely new location for modern industrial and logistics facilities to the Belgrade market, offering businesses access to a nearby workforce and excellent growth opportunities,” said Petar Kolognat, business development director at CTP Serbia. “Waberer’s and MDI choosing the park for their next phase of expansion demonstrates the strength of this new location and CTP’s ability to deliver tailored facilities that support our clients’ long‑term growth.”
György Szucsány, co‑managing director of regional contract logistics at Waberer’s, added: “High‑quality infrastructure is a key driver of successful logistics operations. CTPark Belgrade Borča will provide a state‑of‑the‑art operating environment for our existing business while opening new opportunities for growth in distribution and 3PL services in Serbia. Combined with MDI’s local operating experience and Waberer’s global logistics expertise, these improvements will help us deliver even more efficient, reliable and high‑quality services to our customers.”
CTP has a significant Serbian portfolio, with the country serving as a strategic manufacturing and logistics hub for multinationals operating in Europe.
