A major Chinese fast‑fashion e‑commerce platform serving European consumers has signed for 66,214 sq m across two buildings of 46,595 sq m and 19,619 sq m. In a second deal, a leading international 3PL operator has taken 37,801 sq m to support its logistics and distribution operations.

Asian occupiers now account for more than 12% of CTP’s portfolio and around 15% of leases signed across the CTPark network over the past 24 months. Demand from Asian e‑commerce platforms and the 3PLs supporting them continues to rise as companies navigate more complex cross‑border supply chains, respond to evolving consumer expectations and adapt to new trade conditions, including the EU’s recent decision to impose customs duties on small parcels.

Piotr Flugel, Managing Director of CTP Poland, said the new leases reflect two of the strongest trends across the CTPark network: the rapid expansion of Asian e‑commerce platforms serving European customers and the growing role of 3PLs that enable these businesses to scale quickly and reliably. He noted that occupiers increasingly require modern, well‑connected space that supports fast‑moving distribution models while providing room for future growth.

Located on the international E36 route between Berlin and Wrocław, directly next to the A18 motorway and around 40 km from the German border, CTPark Iłowa offers strong access to both Polish and Western European markets.

CTPark Iłowa comprises 174,000 sq m of GLA with an additional 42,000 sq m of landbank. Existing tenants include Hermes Fulfilment and Saint‑Gobain Innovative. The park forms part of CTP’s wider European network of modern, scalable logistics and industrial parks designed to support long‑term occupier growth.
