CTPark Dresden West will transform a 96,000 m² former industrial site into a modern business park with 40,000 m² of commercial space and 10,000 m² of office space, with potential for further residential development.
The park targets light industrial, technology, manufacturing, and supply chain businesses, particularly those in Dresden's expanding semiconductor industry.
Strategically located near major transportation routes, including the B6 highway and the A4 motorway, as well as public transport, CTPark Dresden West will revitalise the area. A historical power plant on the site will be restored as a social center for the business park.
CTP will incorporate photovoltaic systems for renewable energy, rainwater harvesting, wellbeing areas, natural lighting, green spaces, and wildflower meadows, aiming for DGNB Gold certification.
Mario Göldenitz, senior developer and project manager at CTP Germany, said: "With CTPark Dresden West, CTP is closing a gap in urban development and breathing new life into a historic area. With ideal conditions for promising industries such as the semiconductor industry, the development will bring high-quality, sustainable jobs to an up-and-coming district of Dresden."
Timo Hielscher, managing director M&A at CTP Germany, added: "Saxony is a growing hotspot for the semiconductor industry – with CTPark Dresden West, we are creating the urgently needed modern space for this. As a developer specializing in brownfields, we are delighted to revive a historic industrial site. Our sincere thanks go to the Planning Office and Economic Development Agency of the City of Dresden, as well as the Cossebaude Local Council, for their cooperative collaboration."
The project will next move into the development planning phase, a necessary step before commercial space approval can be granted. Construction is currently slated to commence in 2027.
Porzig Immobilien facilitated the land acquisition as the broker for the deal.
