DeA Capital Real Estate, Invesco Real Estate and Banque des Territoires have expanded their French student housing platform with the acquisition of two former office buildings in Issy‑les‑Moulineaux and Boulogne‑Billancourt, which will be transformed into purpose‑built student accommodation.

The property in Boulogne-Billancourt, situated at 62 Rue Louis Blériot
The assets, acquired from Assembly & Eternam, will deliver around 550 new beds in western Île‑de‑France, with operations entrusted to Camplus, the Italian student housing operator entering the French market in 2026.
Both projects will target NF Habitat HQE – Excellent (7‑star) certification and are strategically located close to major university campuses and business hubs in western Paris. The residences are expected to welcome their first students at the start of the 2028 academic year.
The Issy‑les‑Moulineaux scheme, designed by Quadri Fiore, is located at 41–43 Rue Camille Desmoulins and 8 Rue Rouget de l’Isle. The existing office building will be demolished and redeveloped into a 7,000 sq m residence providing 314 beds.
In Boulogne‑Billancourt, the property at 62 Rue Louis Blériot, designed by Baumschlager, will be refurbished and converted into a 5,000 sq m residence offering 232 beds.
With these acquisitions, the platform now comprises seven student residences and more than 2,000 beds, all located close to major university campuses and supported by a range of dedicated services aimed at enhancing the student living experience.
