DeA Capital Real Estate secures green financing for Four Seasons hotel redevelopment in Rome

DeA Capital Real Estate has completed a €280 million green refinancing agreement for the Millennium Luxury Fund, supporting the redevelopment of Palazzo Marini in Piazza San Silvestro, Rome, the future home of the new Four Seasons hotel Rome.

The five‑year facility, extendable by two years, is among the largest real estate financing transactions completed in Italy in 2026.
Crédit Agricole CIB acted as sole underwriter, bookrunner and green coordinator, structuring the loan alongside DeA Capital Real Estate, DLA Piper and Dentons. The financing will support both the transformation of Palazzo Marini into a 127‑room luxury hotel and the functional and structural redevelopment of Piazza San Silvestro.
Millennium Luxury Fund, subscribed by Fort Partners, is dedicated to the value‑enhancement of Palazzo Marini. The redevelopment will preserve the historic façade designed by architect Busiri Vici while delivering a flagship Four Seasons destination in the heart of Rome’s historic centre.

Giancarlo Scotti, Chairman of DeA Capital Real Estate, said: “This refinancing operation is a success not only because of the significance of the green loan, but because it represents an important economic development for Rome. Thanks to a prestigious international investor such as Fort Partners, one of the world’s leading hotel brands will be established in the capital, creating jobs and revitalising Piazza San Silvestro.”
