Deka Immobilien has purchased the Gerling Garden building complex in Cologne from a joint venture between Quantum and Proximus.

These properties, which will become part of the Deka-ImmobilienEuropa fund, include two office buildings—The Gate & The Hall and The Lime—totalling approximately 18,800 m2, and 'The Circle' hotel with 207 rooms.
The purchase price was not disclosed.
This ensemble, originating from the 1960s, is part of the revitalised Gerling Quartier Süd. The office buildings underwent core renovations in 2025, while the hotel was completed in 2018. Both office buildings are almost fully and long-term leased, as is the hotel, which operates under the 25hours lifestyle brand.
Located within Cologne's city centre, the office buildings hold a BREEAM 'Excellent' certification, and the hotel has a 'Very Good' rating.
This acquisition allows Deka-ImmobilienEuropa to invest newly raised funds into high-quality, well-located, and long-term leased assets.
