Swedish property owner and developer Diös is divesting six fully leased retail and office properties in Åre, totalling 31,335 m2, to Tagehus Holding for SEK 660 mln (€57.4 mln).

The transaction, which is at book value, is expected to close on December 1, 2025.
The centrally located properties in Åre have an annual rental value of SEK 68 mln (€5.9 mln) and a 98% occupancy rate. Retail and restaurant tenants account for 42% of the rental value, with ICA, Coop, the Swedish Police Authority, and Region Jämtland Härjedalen being the largest tenants.
The corporate transaction includes a deduction for deferred tax liability, resulting in a reversal of approximately SEK 39 mln (€3.4 mln). Following this sale, Diös will no longer own any properties in Åre.
This divestment will free up capital for Diös to pursue value-added investments and acquisitions.
The transaction is contingent upon approval from the Swedish Inspectorate of Strategic Products (ISP). The properties included in the sale are Mörviken 1:107, Mörviken 2:102, Mörviken 2:91, Totten 1:68, Åre Prästbord 1:76, and Åre Prästbord 1:37.

Since the portfolio is relatively small, the margin—i.e., the surplus ratio—is low. To achieve further management efficiency, economies of scale are required, which Tagehus will now benefit from.
