DWS purchases Madrid logistics centre from Scannell Properties

DWS, acting through one of its institutional funds, has acquired a 43,300 m2 logistics property in San Agustín de Guadalix, Madrid, from real estate developer Scannell Properties.

This logistics centre, boasting a large manoeuvring area and an 11.5-meter clear height, is divided into four modules, with three already leased to companies, including Fitness Deluxe. The asset is a brownfield regeneration project, having been developed on the site of an obsolete facility by Scannell, completed in Q1 2025, and holds BREEAM Excellent certification. 
Its strategic location, with direct access to the A-1 highway connecting Madrid to northern Spain and Europe, is a key attraction. San Agustín de Guadalix is becoming a prime logistics hub due to its efficiency for fast distribution. 
Manuel Ibáñez, head of DWS Real Estate for Iberia, said: "This acquisition fits perfectly with our strategy of increasing exposure to sustainable logistics assets located in strategic locations, in a scenario where the sector is experiencing a valuation adjustment, demand dynamics remain solid, and there is a limited supply of quality real estate assets along the A-1." 
Javier Inchauspe, managing director for Spain and Portugal at Scannell Properties, added: ‘The acquired logistics centre is perfect for large-scale national and European distribution activities, and also demonstrates Scannell's ability to transform obsolete industrial sites into benchmark logistics platforms, meeting all the quality, sustainability, and flexibility standards demanded by the market.”
This deal further solidifies Scannell's active presence in the Spanish logistics sector, following their recent initiation of a 60,800 m2 build-to-suit project in Tarragona for Action, which is Catalonia's largest this year.
