European real estate company Edge is entering the German residential market through a new joint venture with peer Catella, pending antitrust approval.

This partnership will see the development of Edge's first build-to-rent (BTR) residential project in Germany. This strategic move expands Edge's presence into the German housing sector and reinforces Catella's role in sustainable urban development.
The flagship project, named SILBERlin, will be located in Berlin's lively Neukölln district. It will feature approximately 92 premium residential units and 1,600 m² of retail space, adding new homes and amenities to a rapidly developing area of the capital. Its proximity to the Hermannstraße U- and S-Bahn station ensures excellent transport links.
Designed with long-term sustainability in mind, the development is close to Tempelhofer Feld, Europe's largest inner-city park, and the cultural hub of Kreuzberg. Upon completion, it aims to be among Germany's most energy-efficient residential properties. Building approval is expected by the end of the year, with construction starting immediately afterwards.
Located at Silbersteinstraße/Eschersheimer Straße in Berlin's Neukölln district, this innovative complex is slated for completion by 2027.
The project adheres to stringent ESG and EU taxonomy standards. Upon completion, SILBERlin is projected to be among the top 1.5% most energy-efficient residential buildings in Germany.
This Berlin project is the first of several residential developments Edge and Catella plan to undertake together in the German capital. It extends Edge's renowned expertise in sustainable office buildings into the residential sector. The initiative is also part of Catella's broader CILG (Cooperative Innovative Living Germany) investment program, which focuses on innovative approaches to residential construction.
