Edmond de Rothschild Real Estate Investment Management (EdR REIM), acting on behalf of its diversified pan‑European strategy, has acquired two retail warehouse assets in England for a combined £15 million (€17.5 million).

South Ruislip
The deals mark the fifth and sixth UK transactions completed by the strategy in the past nine months, bringing total UK investment to £36 million (€42 mln) .
The firm has purchased a 33,600 sq ft retail warehouse in South Ruislip for £10.75 million (€12.5 mln) , reflecting an initial yield of approximately 7.3%. Located on Victoria Road in an affluent catchment with 676,000 residents within a 15‑minute drive, the asset is let to home improvement retailer Wickes on a lease with 19.2 years remaining. The long income profile provides investors with durable rental stability backed by a strong covenant. Aviva Investors was the seller.
In Swindon, EdR REIM has acquired a 20,000 sq ft retail warehouse on Wootton Bassett Road for £4.24 million (€4.95 mln), reflecting an initial yield of around 8%. The property is let to furniture retailers DFS and Sofology, with both leases offering 13.5 years of term certainty. The asset was purchased from Somerset Council.
The acquisitions further strengthen the strategy’s UK exposure, which now spans hospitality, retail and logistics. The multi‑sector portfolio maintains 100% occupancy and an average unexpired lease term of more than 17 years, underpinned by long‑term market fundamentals.
The UK retail park sector continues to show strong performance, supported by record‑low vacancy rates, rising rents and sustained demand for value‑led, drive‑to formats. Retail warehouses remain the best‑performing out‑of‑town commercial property assets.
Klaus Georg Schmitz, CIO at Edmond de Rothschild REIM, said the transactions highlight the ability of the firm’s local teams to identify high‑performing assets offering predictable, long‑term returns through strong covenants and long leases. He added that the deals mark the strategy’s expansion into the retail warehouse sector, further diversifying the portfolio.
