Entra and Skanska partner on Oslo redevelopment

Norwegian property owner Entra and construction firm Skanska have established a 50/50 joint venture to redevelop the Christian Krohgs gate 2 (CK2) property in central Oslo.

The redevelopment aims to create a sustainable, future-oriented office building that honours its historical industrial roots along the Akerselva River. 
The property, originally established in 1899 by Den Norske Remfabrikk and expanded until 1946, will feature redesigned roof areas for urban farming, biodiversity, circular water systems, and energy production.
CK2 is designed with high environmental and social sustainability ambitions, aiming for BREEAM-NOR certification. The project will prioritise "social sustainability" by contributing to public outdoor spaces, developing urban ground floors, and creating recreational areas. 
This 21,200 m2 project is strategically located close to Oslo Central Station.
Entra will sell 50% of its shares in the property to Skanska, valuing the property at NOK 550 mln (€47.6 mln). This valuation represents a 2.7% premium over its book value as of Q3 2025. Skanska will serve as the main contractor, with project completion anticipated in late 2029 or early 2030.
Under the agreement, Skanska has pre-leased approximately 7,500 m2 (35% of the total space) for a 10-year term, commencing upon the project's completion. Additionally, Skanska will extend its current office lease with Entra for about two years until its relocation to CK2.
The finalisation of the joint venture and transaction is expected in Q1 2026, with the project slated to begin in Q2 2026, subject to approval from the Norwegian Competition Authority.
