Swiss real estate company Epic Suisse has sold its commercial property, Vennes III, located in Lausanne (Chemin des Roches 1a and 1b).

This divestment is part of the company's ongoing portfolio management and capital recycling strategy.
The Vennes III building, constructed by Epic Group in 2013, offers a total rentable area of 5,545 m² and generated an annual rental income of CHF 1.7 mln (€1.74 mln) in 2025.
Located at the entrance to Lausanne, this modern and flexible building has a generous number of parking spaces and hosts CHUV as its only tenant.
The property was sold for approximately CHF 51 mln (€52.3 mln) (net of transaction costs), exceeding its market value as of 31 December 2025, according to the last independent valuation. This sale will result in a one-off disposal gain for EPIC Suisse in the upper single-digit million range.
The transfer of ownership is anticipated by June 2026.
Despite this divestment, Epic Suisse maintains a positive outlook for its full-year 2026 net rental income growth, projecting an increase of approximately 1% compared to the CHF 68.2 mln (€70.0 mln) achieved in 2025.
