Logistics assets in Italy - EQT Real Estate

The assets, located in key Northern Italian markets, including Milan, Bologna, and Verona, total approximately 107,000 m2. They are fully leased to a diverse tenant base and boast modern specifications and strong sustainability features.
The assets will be acquired by Kryalos on behalf of EQT Real Estate.
This acquisition strategically strengthens EQT Real Estate's presence in Italy's high-demand logistics sector, a market characterised by attractive structural trends and limited supply.
The properties offer excellent connectivity to major distribution hubs via key motorways, serving a significant population catchment.
EQT Real Estate views this investment as an opportunity for long-term income and significant value creation through active asset management and sustainability initiatives.
Greg Vinson, partner at EQT Real Estate, said: “The transaction fits perfectly within our Core Plus strategy’s objective to acquire highly reversionary, modern logistics assets that offer long-term lease stability, stable income and significant value creation opportunities. As the Italian logistics market remains resilient, driven by demand for Grade A and sustainability-compliant warehouses, we are thrilled to be expanding our exposure and further drive value in the Properties that are well-connected to some of Italy’s fastest-growing cities.”
EQT Real Estate was advised by Legance, Howden, and Arcadis.
