Kerrault, previously head of investments for Europe, will continue to lead investment origination and execution while taking on an expanded remit covering product design, capital formation and business development. His role reflects a growing focus on matching investor requirements with ESR Europe’s capabilities and shaping strategies around long‑term structural trends.

Butcher, formerly head of asset management for Europe, will lead portfolio management with responsibility for driving performance across ESR Europe’s mandates. His appointment underscores a sharper emphasis on aligning portfolio strategy and asset management activity around areas with the greatest potential to enhance returns.

The combined appointments bring together two closely connected parts of ESR Europe’s investment management platform. By integrating strategy development, capital formation and portfolio performance, the firm aims to strengthen its proposition to investors and improve its ability to deploy capital effectively.

Kerrault joined ESR Europe in 2017 and has led more than £2 billion of value‑add and opportunistic transactions across logistics, offices and residential. He previously spent four years at CPPIB, completing more than £3 billion of European value‑add and opportunistic deals across office developments, student housing, shopping centres and logistics.

Butcher joined ESR Europe in 2011 and has extensive experience across asset management and development, spanning business planning, asset repositioning and exit strategies. Before joining the firm, he was a senior member of Threadneedle’s asset management team, responsible for retail, industrial and office portfolios. He is a member of the Royal Institution of Chartered Surveyors.

CEO Roun Barry said the appointments recognise the growing strategic influence both leaders have had within the business. He noted Kerrault’s focus on aligning investor needs with ESR Europe’s capabilities and Butcher’s role in driving stronger portfolio performance.

Kerrault said conviction and selectivity are increasingly important in a more complex investment environment, with ESR Europe targeting opportunities where income growth and active management can drive returns. Butcher highlighted the need to ensure assets remain relevant to occupiers over the long term, with a focus on sustainable income through active management, repositioning, energy and building systems, longer leases and anticipating regulatory requirements.

ESR Europe is a specialised, active investor with more than 30 years of experience in European real estate. Its strategy focuses on long‑term structural trends including demographic change, evolving consumer habits and urbanisation, with particular emphasis on selected segments of logistics and living where supply constraints and shifting demand patterns support rental growth.
