EU plan to create 10 million homes

The European Parliament is aiming to tackle Europe's housing crisis by adopting a package to create an additional 10 million affordable, decent, and sustainable homes across the EU.

This move, supported by the European Commission's Affordable Housing Plan, treats housing as a social priority.
The European Public Real Estate Association (EPRA) played a key role in shaping this report, which acknowledges the vital contribution of the listed real estate sector in achieving these goals. While specific policies are still being developed, several emerging principles are expected to benefit the listed property sector, including:
State Aid: Allowing the listed property sector to participate in affordable housing projects.
European Investment Bank (EIB) Access: Providing access to more affordable structured financing.
Reduced Bureaucracy: Streamlining development zoning and permits for housing, offering more certainty for long-term investments.
Enhanced Construction: Promoting scalable and efficient construction methods.
Targeted Segments: Developing specific investment and planning solutions for areas like student housing.
Private Capital Mobilisation: Encouraging public-private partnerships to meet housing targets.
Last year, EPRA established a Working Group comprising European members with a residential business focus. 
This group developed 18 policy recommendations, supported by case studies of member initiatives in the housing sector. This comprehensive paper served as the foundation for EPRA's input on housing consultations, was presented to key European Parliament and Commission decision-makers and significantly influenced their discussions.
The Working Group included representatives from: IRES REIT (Ireland), Icade (France), Covivio (France), Nexity (France), Cofinimmo (Belgium), Xior (Belgium), Inclusio (Belgium), Vonovia (Germany), Victoria Partners (Germany) and AEDAS Homes (Spain).
