Europa secures green loan from HSBC UK for prime M1 logistics assets

Europa has secured an £89.1 million green loan from HSBC UK to finance two newly developed and stabilised logistics facilities along the M1 distribution corridor, underscoring sustained lender appetite for high‑quality, energy‑efficient UK sheds.

The assets, developed in partnership with Panattoni, are fully let on long‑term leases to occupiers across the e‑commerce, pharmaceutical and automotive sectors.
The first, Panattoni Park South Normanton, is a 575,000 sq ft facility within an established East Midlands logistics hub, offering direct access to the motorway network and strong connectivity to Birmingham, Derby and Nottingham.
The second, Panattoni Park Rotherham, totals 710,000 sq ft and sits within the M1–M18 triangle, functioning as a national distribution centre for its anchor occupier. The location provides reach into key northern markets including Leeds and Manchester, while enabling last‑mile delivery into Sheffield.

Both assets carry EPC A ratings and BREEAM Very Good certification, reflecting strong sustainability credentials and aligning with lender focus on environmentally efficient logistics stock.

James Keast, Director at Europa Capital, said the financing “underlines the sustained lender interest in well‑located, high‑quality UK logistics assets, particularly those with strong sustainability credentials,” adding that the facility supports stable long‑term income while maintaining capital discipline.

Alfie Banks, Relationship Director at HSBC UK, said the bank is committed to backing “ambitious real estate investors in the UK logistics sector,” noting its long‑standing relationship with Europa.
