This €31 mln project, spanning 27,000 m2, is set to be the largest of its kind in Europe, constructed entirely from wood sourced from sustainable forests.
The choice of wood, totaling approximately 4,400 m3, reduces the building's CO2 emissions by 66% and enhances its insulation.
The wood used in construction is certified sustainable by PEFC and includes spruce and pine from Bavaria and Austria, as well as Douglas fir from the Black Forest and Switzerland, which will create a visually appealing façade.
Scheduled for completion in Q4 2025, the facility boasts 26 dock levellers, nine sectional doors, office space, and mezzanine storage.
Beyond its timber construction, the center incorporates green building practices like a green roof, a 2 MW photovoltaic system, and air-to-air heat pumps, aiming for a Gold Standard DGNB certification.
The design also prioritizes environmental considerations with natural landscaping and wildlife-friendly lighting.
Adrian Zellner, member of the Garbe Industrial Executive Board, said: “We want the buildings we develop to do more than just fulfil their purpose. As a property company, we attach great importance to reconciling ecology and economy when planning and constructing our buildings. Our properties should consume fewer resources, have less impact on the environment and be usable in the long term. Wood as a building material is of particular importance here.”
Martin Ohly, general manager at Logicenters Germany, commented: “With the realisation of the logistics centre in Straubing, we are setting standards in terms of sustainability. Together with Garbe Industrial, we want to ensure that timber construction is used in logistics. The demand for sustainable properties based on ESG criteria is increasing.”
Strategically situated in Straubing, the logistics property enjoys excellent trimodal transport links, being just meters from the port basin and Danube River, with adjacent cargo rail lines. Direct road access is provided via the B20 and B8 trunk roads, connecting to the A3 motorway (linking to Passau, Nuremberg, and the Rhine-Main/Cologne region) and the A92 motorway (providing access to the Munich area). A bus stop within 200 meters offers public transport connections, and the Straubing-Hafen train station is also nearby.
The property is available for lease as a whole or in smaller units starting from approximately 7,600 m2, and discussions with potential tenants are currently underway.
