Fastighetsstaden acquires 13 properties in Sweden

Swedish property management company Fastighetsstaden has acquired a portfolio of 13 properties in central Halmstad.

The acquisition includes approximately 27,500 m² of rentable space, divided between commercial units and 217 residential apartments. The portfolio generates an annual rental income of about SEK 43 mln (€4 mln).
Industry estimates place the acquisition price between SEK 600-700 mln (€54-63 mln), with a yield of about 4.5%.
The portfolio includes notable buildings like the old Riksbankshuset and the old Flickskolan, with well-known tenants such as Nordea, Läkarpraktik, Normal, Croisette, and Dressmann.
Halmstad, a vibrant Swedish regional city, boasts an appealing coastal location, a growing population, and a diverse economy driven by logistics, higher education, and tourism. Its excellent transportation links to Gothenburg, Malmö, and Copenhagen establish it as a vital hub for both residents and businesses.
This acquisition highlights Fastighetsstaden’s strategy of investing in central, mixed-use properties within dynamic regional centers, where robust local economies and increasing residential demand ensure long-term rental stability.
Croisette Real Estate Partner (Knight Frank) and Rosengrens Law Firm in Gothenburg provided advisory services for the transaction.
Fastighetsstaden, owned by Greger Petersson and his family, recently saw Balder acquire a 40% stake, taking over from Doxa. Following this acquisition, Fastighetsstaden's portfolio is now valued at approximately SEK 3 bn (€273 mln).
