Feldberg Capital advises Texas Teachers on logistics acquisition

Feldberg Capital (Feldberg) has advised its joint venture (JV) with the Teacher Retirement System of Texas (Texas Teachers) on its initial investment.

This acquisition involves a property spanning approximately 55,000 m² at Industriestrasse 60 in Wedel, west of Hamburg. The plan is to transform this site into a cutting-edge logistics facility, offering a total leasable area of about 35,000 m² divided into six distinct units.

The development specifications include plans for eight EV charging stations and a 2,300 kWp photovoltaic system. A grid connection capacity of 3,200 kVA will also ensure the property can support increasing e-mobility demands.

Completion of the project is anticipated by mid-2027, with logistics real estate expert thirteen seven serving as the appointed project developer.

This JV is a partnership between Feldberg Capital and the Teacher Retirement System of Texas, a major public pension system in the U.S. Their goal is to invest a total of €200 mln in top-tier logistics development projects within Germany's major metropolitan areas. These regions are chosen for their strong demand for premium logistics space and excellent infrastructure. This investment strategy, focusing on a "mid-box" approach, was initiated in 2025, with Feldberg Capital acting as the investment advisor.

Stefan Schade, director, Investment at Feldberg, said: “We focus on locations with strong connections to road, rail or air transport in economically strong regions. Hamburg and the surrounding area meet these criteria and also play a key role in the pan-European supply chain network. This makes it particularly well-suited for long-term logistics development.”
