Feldberg Capital and HBD secure capital for UK logistics venture

Feldberg Capital and HBD, a division of Henry Boot, have successfully closed Series I of Origin, their UK mid-box industrial and logistics (I&L) venture, at a Gross Development Value (GDV) of £156 mln (€183 mln).

Launched in December 2024, Origin Series I secured equity commitments from international institutional investors and family offices.
The venture aims to capitalize on the strong market fundamentals in the UK mid-box sector, which is experiencing low vacancy rates, limited new developments, and high demand for prime Grade A space from diverse occupiers across logistics, manufacturing, retail, storage, and SMEs.
Origin Series I has already committed to developing three schemes in Welwyn Garden City (north of London), Walsall (west of Birmingham) and Chesterfield (south of Sheffield), along with a fourth pipeline asset, totalling over 65,000 m2.
Feldberg and HBD plan to grow the portfolio to £1 bn (€1.17 bn) GDV within the next three to five years.
David Turner, managing partner at Feldberg Capital, said: “The UK mid-box I&L sector continues to show highly attractive investment fundamentals, with positive tailwinds from the continued growth in e-commerce, onshoring of supply chains and the expanding defence sector, coupled with an acute shortage of Grade A space and a limited development pipeline. This will support Origin as we continue capital raising for Series II and seek new mid-box development opportunities across the UK.”
Feldberg Capital and HBD set up Origin to develop energy-efficient industrial and logistics properties in the UK's mid-box market. Origin will utilize HBD's existing development pipeline and also acquire sites from other parties for both pre-let and speculative I&L developments.
