Feldberg Capital invests €100m into life science campus

Feldberg Capital is investing approximately €100 mln to transform the historic Osram Courtyards in Berlin-Mitte into a major life sciences campus, one of Germany's largest.

The comprehensive redevelopment of the 65,000 m2 site, acquired by Feldberg in mid-2024, will be completed in phases by 2030.
The project will initially convert 20,000 m2 of the total area into modern laboratory and research facilities, which will be gradually leased to life sciences institutions and companies. The goal is to establish a sustainable and high-quality ecosystem for research, development, and innovation. 
Existing tenants at the Osram Courtyards already include prominent organisations like Charité and the German Heart Centre.
Beyond creating new lab and office space, the redevelopment involves extensive energy-efficiency upgrades (while adhering to heritage regulations), roof refurbishments, and a complete redesign of the outdoor areas. The new landscape will feature green spaces and high-quality public areas, fostering a contemporary urban environment that integrates work, life, and residential uses. 
All work is being coordinated with heritage authorities, recognising the site's century-long industrial history as a former Osram factory and German headquarters.
The project addresses the high demand in the Berlin-Brandenburg region for modern, high-standard laboratory space, offering flexible solutions for various research, office, and storage needs.
