Five of the world’s fastest‑scaling data centre markets are in EMEA, says Savills

Five of the ten fastest‑growing global data centre markets are located in EMEA, according to new analysis from Savills Impacts using DC Byte data.

Finland, Saudi Arabia, Denmark, France and Portugal have all recorded rapid expansion in live IT power since 2024, growing by 57%, 57%, 38%, 28% and 23% respectively. Despite the pace of growth, Savills notes that these markets still represent relatively small absolute capacity on a global scale.

Savills’ research highlights that the United States remains the dominant global market, with around 50GW of live IT power and growth of 19% since 2024, followed by China. Japan, the UK, Germany, Ireland and the Netherlands also form part of the world’s largest and most mature ecosystems, characterised by deep connectivity and customer bases but more modest recent growth due to rising grid access constraints.

Savills believes these established markets will remain central to global data centre activity, even as new development becomes more challenging due to cost pressures, land scarcity, grid limitations and planning constraints.

Rupert Duckworth, Associate Director, EMEA Data Centre Advisory at Savills, said the Nordics  led by Finland, Denmark and Norway  offer one of the clearest delivery propositions globally for AI‑driven data centre growth. He cited the region’s combination of low‑cost clean power, cooler operating conditions and fewer physical constraints, which has increasingly attracted large‑scale, AI‑oriented development and the progression of significant new campuses.
