The deal was made with VDG Property Development 10.
The purchase price was negotiated at a 3.3% discount to an independent valuation of €44.45 mln by Jones Lang LaSalle as of 28 February 2026.
The newly constructed facility, completed in October 2025, boasts a gross lettable area of 25,603 m2 and an A+++ EPC rating. Its rental adjustments are linked to the Consumer Price Index (CPI).
Strategically located in Hapert, the property benefits from excellent connectivity to major cities and transport hubs via the nearby A67 motorway. The Dutch logistics market is expected to remain robust due to limited supply and strong demand drivers like supply chain diversification.
The property is fully leased to DSV Air & Sea Nederland, a subsidiary of the global logistics giant DSV, which operates in over 90 countries and has a market capitalisation of approximately USD 60 billion (€55.4 bn). DSV holds strong credit ratings from S&P Global Ratings and Moody’s Ratings.
Following this acquisition, FLCT's portfolio will expand to 114 properties with a total value of approximately S$7.0 billion (€4.8 bn). The acquisition increases FLCT's logistics and industrial portfolio weighting from 75.1% to 75.3%, aligning with its strategy to grow its high-quality logistics and industrial property holdings. FLCT's exposure in the Netherlands will also rise from 5.5% to 6.4%. The REIT Manager plans to continue seeking further opportunities in the logistics and industrial sector within its established markets.
The acquisition will be funded through a combination of external debt and/or existing cash resources.
Anthea Lee, CEO of the REIT Manager, said: “This DPU-accretive acquisition of a newly completed, modern and prime freehold logistics facility in the Netherlands, which is fully leased to a global logistics provider, is a complementary addition to FLCT's logistics and industrial portfolio. The Property’s strong fundamentals, including having a 100% occupancy rate with a long weighted average lease to expiry of 9.5 years as at 15 April 2026, are well-aligned with our strategy to grow FLCT’s high-quality logistics and industrial portfolio.”
Frasers Logistics & Commercial Trust (“FLCT”) is a Singapore-listed real estate investment trust with a portfolio comprising 113 industrial and commercial properties, worth approximately S$6.9 billion, diversified across Australia, Germany, Singapore, the United Kingdom and the Netherlands.
