UK developer Fusion Group has received approval to build a 636-bed student accommodation (PBSA) and 79 affordable homes in Wood Green, London.

PBSA project, Fusion Group
This is Fusion's first project to reach this stage of approval.
CField Construction will manage the nearly £100 mln (€117.8 mln) construction, aiming for completion by the 2028 academic year. The development will feature over 1,000 m2 of amenity space, a landscaped courtyard, and ground-floor retail.
This Wood Green project is one of five schemes, totalling 3,146 student beds, being financed by a £500 mln (€589 mln) loan from Maslow Capital. Other funded projects are in Birmingham, Loughborough, Glasgow, and Cardiff.
Fusion also has three other developments in the approval pipeline, located in Loughborough (541 beds), Brent Cross Town (666 beds), and Leeds (807 beds), with another application planned for Canada Water in Q2 2026.
André Ferdinand, projects director at Fusion Group, said: “Our Gateway 2 approval at Wood Green is a crucial step as we continue to build out Fusion’s PBSA portfolio in London and across the UK. With Wood Green now through Gateway 2 and three other schemes comprising more than 2,000 further beds going through the system, we have an extraordinary pipeline that is currently moving forward to deliver much-needed and high-quality homes for students, jobs for local people across the UK, and wider economic benefits.”
