The project will transform a 28,700 m2 plot into a modern property offering approximately 19,200 m2 of total space, catering to tenants in production, commercial, industrial, logistics, e-commerce, and light industrial sectors.
The site is strategically located in the southeast of Soest, mere hundreds of meters from the A44 motorway, providing excellent connectivity to Unna and the Ruhr region to the west, and Kassel to the east. The Soest-Ost junction is accessible within a minute, bypassing urban traffic.
Previously, the site housed a wholesaler for agricultural machinery spare parts. The outdated structures have been demolished to clear the way for a sustainable, modern facility. The new development will feature approximately 17,000 m2 of hall space, 1,700 m2 of mezzanine storage, and 500 m2 for offices and social areas. For logistics operations, the property will include 17 dock levelers and two ground-level sectional doors for truck loading and unloading. Outside, there will be parking for 40 cars and three trucks.
Garbe Industrial is committed to high sustainability standards for the property, aiming for DGNB Gold certification. Plans include a rooftop photovoltaic system for renewable energy generation and heat pump technology for heating, ensuring the building operates without fossil fuels.
The Garbe Industrial Park Soest is expected to be completed in the fourth quarter of 2026.
Frank Soppa, regional head West / Development at Garbe Industrial, said: “Soest's location on the eastern edge of the Ruhr region, with excellent connections to the motorway network and the well-established economic structure with a diverse mix of industries, makes it an important location in North Rhine-Westphalia. We see significant potential, particularly for logistics, warehousing and distribution activities. The property offers optimal conditions for the efficient handling of modern goods flows.”
