Garbe Industrial & Fortress partner on Bucharest logistics JV

Logistics and industrial real estate specialist Garbe Industrial has formed a joint venture with South African real estate company Fortress Real Estate Investments.

Their first collaborative project will be the development of a 61,000 m2 logistics centre in Bucharest, Romania.
The partnership's initial step was the acquisition of an 11-hectare plot in December 2025, located in northwest Bucharest, adjacent to the new A0 ring road (Buftea / DN7 exit). This strategic location ensures quick access to all parts of Bucharest and major transportation routes. Construction is slated to begin by the end of this summer, with the first tenants expected to occupy the facility, named Garbe Park Bucharest, in early 2027.
This acquisition marks Garbe Industrial's first development in Romania, aligning with its strategy to deliver high-quality assets in well-connected core markets. For Fortress, it's their second Romanian project, following the 2021 acquisition of Fortress Logistics Park Bucharest I (a 50,000 m2 project also in Buftea).
Garbe Park Bucharest's strategic location near the A0 ring road offers direct connections to Bucharest city centre and lies halfway between the A1 and A3 highways, providing excellent transport accessibility and access to a skilled workforce. 
The development will feature a Class A logistics building with a 12-metre clear height, suitable for medium to large-scale logistics and industrial operations. Its design is ideal for tenants focused on automation, multi-level mezzanines, or fully integrated and automated warehouses.
