Garbe Regeneration acquires brownfield site from Thyssenkrupp

Garbe Regeneration has purchased a 40,000 m2 brownfield site in Bielefeld, Germany, from Thyssenkrupp Materials Services.

Thyssenkrupp Schulte will continue to use the property on Arthur-Ladebeck-Straße as a sales location until the end of 2026, after which Garbe Regeneration will take possession. Thyssenkrupp Schulte plans to consolidate its Bielefeld operations at its Südring site.
This acquisition marks an early success for Garbe Regeneration, which launched last August and specialises in redeveloping disused land. The company is part of Garbe Industrial, a prominent developer and manager of logistics, industrial, and light industrial real estate in Germany and Europe.
Garbe Regeneration intends to undertake a variety of projects in the future, including commercial and residential developments. They offer their services to internal departments, owner-occupiers, and joint venture partners.
The site is strategically located in a major commercial area on a key road leading out of Bielefeld. It offers quick access to the A33 motorway via the Ostwestfalendamm, which connects Bielefeld to Osnabrück and Paderborn, and to the A2 motorway at the Bielefeld junction. Bielefeld city centre is easily accessible by car or public transport, with a tram stop nearby.
Rick Mädel, managing director of Garbe Regeneration, said: “We already have planning permission and ideas for the realisation of the Garbe Industrial Park Bielefeld. However, before we make a final commitment, we are still examining other possible uses. The brownfield's location and connections offer ideal conditions for a wide range of uses.” 
The law firm Reius provided legal support for the acquisition.
