To address the growing scarcity of developable land, Garbe Industrial is launching a new subsidiary, Garbe Regeneration, on August 1st, 2025.

This company will focus on identifying and revitalizing underutilized or contaminated land, commonly known as brownfield sites, for new development opportunities.
Led by Maik Zeranski and Rick Mädel, Garbe Regeneration aims to acquire development rights, develop plots, and reclaim brownfield sites.
Rick Mädel, a brownfield development expert, and Adrian Zellner will join Maik Zeranski in leading the new venture.
Initially, the company will prioritize industrial, logistics, and commercial properties, but plans to expand into other types of real estate development in the future.
This strategic move reflects Garbe Industrial's response to the shrinking availability of newly designated land for development.
Maik Zeranski, managing director of Garbe Regeneration, said: “Developing brownfield land is far more complex than classic developments, and requires comprehensive technical, economic and legal know-how. By pooling the relevant competencies in a dedicated spin-off we create the conditions for a more efficient and more structured implementation of such projects.”
Rick Mädel, managing director of Garbe Regeneration, added: “Classic property development is obviously reaching its limits. Accordingly, we are deliberately seeking to reactivate existing land development potential, and thereby contribute significantly to an economically and ecologically sustainable location strategy in Germany and elsewhere in Europe. The reclamation of industrial brownfield sites is not a stop-gap measure – it is a decisive element for the long-term viability of entire regions. Brownfield land, which has long been perceived as a blight, is considered an opportunity by us.”
Garbe Industrial's decision to launch Garbe Regeneration stems from the increasingly limited availability of land for development. Government policies aimed at curbing land consumption in Germany are already impacting the zoning of land for logistics facilities. A market analysis by Garbe-Research suggests that in key logistics hubs, the potential for land development could be fully depleted by 2037.
