Gecina acquires premium Paris office building

French real estate company Gecina has signed a preliminary agreement for the purchase of a 15,000 m2 office building in the bustling Gare de Lyon area of Paris for €135 mln.

The building, which was redeveloped in 2021, is fully occupied by four tenants and brings in €8.9 mln in rent annually with an average lease maturity of nearly eight years.
This acquisition is expected to boost Gecina's earnings as soon as it closes in early 2026, and it aligns with their strategy of investing in prime Parisian properties with strong long-term potential. 
This high-quality property, extensively redeveloped in 2021, features efficient and flexible office spaces, a rooftop terrace, and various amenities like parking and dining facilities. It also boasts leading environmental certifications, namely CSR certifications: HQE Excellent, BREEAM Excellent, and WiredScore Gold
The building boasts excellent transport links, with access to metro lines 6 and 14 just 100 meters away from the building.
Gecina owns, manages, and develops a top-tier portfolio worth €17 bn as of mid-2025. Their properties, located in prime areas of Paris and the surrounding region, include 1.2 mln m2 of office space and almost 5,300 residential units.
