Ghelamco closes major Warsaw office sale

Polish office developer Ghelamco has finalized the sale of its advanced VIBE office building in Warsaw to global investor Manova Partners.

The value of the transaction, while not publicly disclosed by Ghelamco, was revealed in a stock exchange filing to be €67.8 mln, making it one of the most significant deals in the Central and Eastern European office sector.
The VIBE building, situated at Towarowa 7, provides approximately 15,000 m2 of rentable space and houses prominent international tenants, including Reckitt Benckiser, Rödl & Partner, MDDP Outsourcing, Porsche, and Knight Frank.
VIBE is a cutting-edge and eco-friendly office building in Poland, engineered to operate entirely on green energy generated from the company's solar farms. The building has garnered several accolades, including the 2024 Golden Compass award for the best office building in Poland.
Munich-based Manova Partners manages €12 bn in commercial, residential, and industrial real estate assets across Europe, the U.S., Latin America, and Australia. In Poland, it owns office properties totalling around 75,000 m2 and logistics properties totalling 540,000 m2.
Ghelamco received guidance from Cushman & Wakefield, Dentons, Knight Frank, and MDDP during the sale, while Manova Partners was advised by CBRE, Greenberg Traurig, Crido, and Sentient.
