GIC and Valor complete acquisition of Irish logistics park
Global institutional investor GIC and European last-mile specialist Valor Real Estate Partners have finalised the acquisition of Horizon Logistics Park in Swords, North Dublin.

Horizon
Situated immediately south of Dublin Airport and adjacent to the Port Tunnel, Horizon offers unparalleled connectivity. The location provides direct, efficient access to Dublin Port, the city centre, the national motorway network, and essential international transport infrastructure, establishing it as one of Europe's most strategically important and well-connected logistics hubs.
The park currently features 25 high-quality units totalling approximately 195,100 m2. Significantly, 70% of these existing assets by area have been constructed within the last five years. The diverse tenant roster includes major established domestic and international corporations such as DHL, Kuehne+Nagel, UPS, FedEx, Bulgari, and Dublin Bus, with a weighted average unexpired lease term exceeding eight years.
The facilities adhere to exceptional sustainability standards. 96% of the gross external area holds an A or B Building Energy Rating (BER), and 62% has achieved LEED Gold certification.
Beyond the existing infrastructure, the acquisition includes approximately 260 acres (105 hectares) of adjacent development land, offering significant expansion potential.
This strategic acquisition further expands Valor’s extensive pan-European logistics platform, bringing its total portfolio to approximately 2.5 million m2 with over €6 bn in AUM across 12 key last-mile logistics cities in the UK and EU.
Cane Napolitano, managing partner and CIO at Valor, said: “Ireland is a market in which we have an incredibly strong conviction and we are grateful to partner with GIC on this acquisition. Horizon is an exceptional asset that benefits from outstanding connectivity and a highly attractive income profile, whilst also offering significant longer-term value-creation potential. With EU-leading population growth supported by strong net migration and high Dublin e-commerce penetration, this is a market with powerful, structural tailwinds for high-quality logistics facilities."
