The European real estate market is exhibiting early indicators of recovery after an extended phase of market repricing, according to Michael Abel, founder and CEO of Greykite, the London-based independent real estate investment advisory firm.

Speaking to CRE Media Europe ahead of EXPO REAL 2026, he pointed out that continued dislocation, constrained liquidity and limited transaction activity remain.
For unencumbered, well-capitalised managers free of legacy portfolio baggage, Abel argues this climate presents a prime entry point. Greykite is positioning itself to capitalise on reset valuations, targeting high-conviction sectors defined by strong structural tailwinds and tight supply constraints.
Fund Progress and Team Expansion
Greykite continues to channel its primary momentum into closing its flagship inaugural fund and executing a targeted deployment strategy. Since its inception in 2024, the firm has successfully established nine of the ten planned operational platforms for the fund and assembled a 16-person team recruited from top-tier real estate investment houses. With this structural groundwork laid, the focus shifts entirely toward portfolio scaling via organic deployment and strategic bolt-on acquisitions.
Cautious Optimism in Munich
Heading into EXPO REAL 2026, Abel expresses enthusiasm for returning to Munich, pointing to a palpable shift toward market mobility across Europe.
He highlights that industry dialogues will likely centre on whether early cautious optimism translates into tangible deal flow. Furthermore, Abel underscores artificial intelligence, accelerated digitalization, and investable infrastructure as critical focal points for identifying the next cycle of industry growth.
Closing 2026 and Looking to 2027
“Through the end of the year, our focus will remain on completing the fundraising for GEREF I and continuing to deploy capital and execute our business plans across our existing platforms, according to Abel.
“Looking ahead to 2027, we expect to build on that foundation by scaling the portfolio through further acquisitions and moving into the next phase of Greykite’s growth as a firm,” he concluded.
