Griffin Capital Partners and Primestar to invest in Polish hotels

Griffin Capital Partners and Primestar Group have formed a 50/50 joint venture, Prime Griffin Hotels, with the goal of becoming a leading hotel platform in Poland.

This partnership leverages Primestar's expertise in hotel operations and Griffin Capital Partners' experience in investment, development, asset management, and scaling businesses.

Poland's hospitality industry is experiencing robust growth, fueled by a strong economy, increased tourism, rising business travel, and growing interest from investors and international hotel operators. Prime Griffin Hotels will integrate investment, development, asset management, and hotel operations to fully exploit these favourable market trends.

The track record of Griffin Capital Partners in Poland includes major residential rental platforms like Resi4Rent and LifeSpot, as well as student accommodation platforms. The firm currently manages over €11 bn in assets across twenty platforms and has strong relationships with global investors and partners.

As the operational partner, Primestar contributes a decade of experience managing 21 hotels and 4,389 rooms across 13 cities in three countries, including some of continental Europe's largest Hampton by Hilton and Holiday Inn Express properties. They also introduce their proprietary June Hotel concept and an advanced technology platform designed for a fully digital guest experience and efficient hotel operations.

Prime Griffin Hotels will target Poland's largest urban centers, including Warsaw, Kraków, and GdaƄsk, focusing on midscale, upscale, and luxury hotels with over 100 rooms. The venture will pursue various opportunities, including acquisitions, new developments, conversions, repositionings, and operating partnerships, with flexible contract structures (lease, management, or hybrid). It plans to collaborate with major international brands like Hilton, IHG, Marriott, and JUNE, while also exploring other partnerships.

Prime Griffin Hotels is already evaluating potential deals across Poland's major cities and expects to announce its first transactions soon.
