Groupama Immobilier commits €46m to French urban logistics portfolio

Groupama Immobilier has agreed, on behalf of the specialised real estate investment fund Groupama Gan Logistics OPPCI, to acquire an urban logistics portfolio from Vectura Immobilier.

The transaction secures seven operational assets immediately, with the acquisition of an eighth asset scheduled for late 2026 following its construction completion. The strategic move expands the fund's footprint in high-demand zones characterized by tight rental fundamentals.

The portfolio's eight properties are strategically positioned along France's primary trade corridors.

Six properties are located along the French Backbone (Dorsale), which commands more than 50% of the country's total logistics demand.

The remaining two assets are situated along the Atlantic Arc, a rapidly expanding western corridor, which currently ranks as France's second-largest logistics market.

Once fully integrated, the portfolio will feature a diverse mix of last-mile distribution centers, parcel delivery hubs, and Industrial Outdoor Storage (IOS) sites.

The total space amounts to 36,665 m² of flexible logistics and commercial business space. Approximately 17,000 m² are dedicated entirely to open-air storage.

In terms of occupancy status, 100% leased to a diversified roster of twelve corporate tenants, including major blue-chip operators like Amazon and Loxam.

The urban logistics class continues to see strong tailwinds from evolving consumer purchasing patterns, corporate supply chain reorganizations, and an increasing corporate focus on last-mile proximity to end-consumers.
