Henley has completed the sale of Galeria Pestka, a 42,000 sq m shopping centre in Poznań, Poland, to Opal Centres, a subsidiary of DromeStar Group.

Galeria Pestka, Poznan
Henley acquired the asset in 2021 and undertook a full repositioning of the centre, modernising the tenant mix and customer offer while maintaining occupancy above 95%.
During Henley’s ownership, annual footfall increased from 4.8 million to 5.1 million, surpassing pre‑COVID levels. The team executed 61 new lettings and renewals.
Galeria Pestka is a two‑level shopping centre located in northern Poznań, directly served by a fast tram interchange at its main entrance. The scheme comprises 60 units anchored by Carrefour, Bricomarché and MediaMarkt, alongside retailers including CCC, Pepco, Dealz, Action, Rossmann and Sinsay. Poznań is Poland’s fifth‑largest city and a major economic hub with strong consumer fundamentals.
Tom Duff, Investment Director at Henley, said the sale marks the successful completion of the business plan for the asset. He noted that the centre’s tenant mix and food offer had been modernised while maintaining high occupancy and growing footfall, creating the right moment to realise returns for investors.
Henley continues to focus on large‑scale urban regeneration and investment across living, office, industrial and logistics, retail and alternative sectors in Europe and the US.
Avison Young advised Henley on the commercial aspects of the transaction, with GT Law acting as legal counsel
