UK diversified property company Henry Boot has reported strong growth prospects for the current year.

Spark - Henry Boot
Hallam Land (land promotion) has exchanged contracts on 465 plots and has 2,181 plots under offer for 2026. Despite cautious housebuilders, a supportive planning environment allows them to accelerate applications, targeting 10,000 new submissions this year. They hold over 9,000 consented plots and have expanded their land bank to 108,329 plots.
Property Development (HBD) has a £66 mln (€77.8 mln) committed development program, focused on industrial and logistics (I&L) projects, largely through their Origin joint venture. Strong I&L demand is evident, with 21,460 m² of recently completed Origin projects let or under offer. The £1 bn (€1.18 bn) Golden Valley development in Cheltenham is progressing, with Phase 1, worth £98 mln (€115.7 mln GDV), starting in the summer of 2026 and anchor tenants secured. HBD also successfully sold a Waitrose supermarket for £8.6 mln (€10.1 mln).
Home Construction (Stonebridge Homes) has seen restructuring, maintaining resilient customer demand. They are 58% forward-sold for 2026, aiming for 200-220 home completions, consistent with guidance.
Henry Boot anticipates a second-half weighted financial performance, driven by land sales and development completions. A favourable planning environment and strong occupier demand underpin confidence in their development pipeline.
