HighBrook adds two assets to CityLink platform in Germany and the Netherlands

HighBrook investors has completed two bolt‑on acquisitions for its European urban‑logistics platform, CityLink, adding 10,000 sq m of leasable area and bringing the portfolio to 143 assets.

Industriestraße 25

In Castrop‑Rauxel, the firm acquired Industriestraße 25, a freehold property leased to Müller – Die Lila Logistik. The asset totals 4,669 sq m, including 2,000 sq m of outdoor space, and sits next to an additional 10,000 sq m plot with potential for industrial outdoor storage. Müller provides contract logistics services including warehousing, assembly and fulfilment for industrial clients across Germany.

In Almere, HighBrook completed a sale‑and‑leaseback of De Steiger 71‑73 with Borgh, which has signed a seven‑year lease. The freehold asset comprises 6,453 sq m of space, including 950 sq m of outdoor terrain. Borgh designs, manufactures and distributes fastening materials and tools for professional users in the construction and industrial sectors.

Maximillian Jung, vice president at HighBrook investors, said both assets were acquired off‑market at attractive entry yields and below replacement cost. He noted that Castrop‑Rauxel and Almere are severely supply‑constrained markets, with limited land availability, high construction costs and rising borrowing rates making new development unlikely. Jung said HighBrook expects to grow its German portfolio materially over the next year as it strengthens CityLink’s position as a leading European logistics platform.
