HIH Invest acquires new logistics facility in Germany

HIH Invest Real Estate has acquired a newly completed logistics facility in Bensheim, southern Hesse, for an institutional investor's individual mandate.

The property, developed by Panattoni on a 28,700 m2 brownfield site at Berliner Ring 9, was secured by HIH Invest in 2023 through a forward funding arrangement, utilising equity capital.
The facility offers a total lettable area of 13,010 m2, comprising 11,286 m2 for logistics, 1,347 m2 for offices, and 377 m2 of mezzanine space. It also includes 45 parking spaces, with some pre-wired for EV charging. Designed with sustainability in mind, the warehouse features a heat pump, improved insulation, pre-wiring for a photovoltaic system, and a partial green roof, aiming for DGNB Gold certification.
The property is fully leased long-term to MSK Pharma Group, which operates one of its two locations here and has its headquarters nearby in Heppenheim. 
The Bensheim logistics centre benefits from excellent transport links, with direct access to the A5 and A67 motorways, and federal highways B47 and B460. Frankfurt Airport and major cities like Mannheim, Ludwigshafen, Heidelberg, and Darmstadt are approximately 30 minutes away. Public transport access is also convenient, and the Rhine-Neckar region is a strong economic hub in Germany.
Maximilian Tappert, head of Transaction Management Logistics at HIH Invest, said: "The property at Berliner Ring 9 was developed to meet the needs of MSK Pharma Group, a company firmly rooted in Bensheim. Nevertheless, the warehouse, with its classic layout and ample access, is very well suited for alternative uses. Furthermore, the option to divide the building into two sections allows for multi-tenant use."
