HIH Invest and Nrep, through its Logicenters platform, have partnered to purchase a developing logistics park in Herten, North Rhine-Westphalia, Germany, from project developer E-Group.

HIH Invest led the deal and will manage the property, while Nrep's investment comes from its Nordic Strategies Fund V (NSF V).
Construction is already underway on the 65,220 m2 site at Emscherbruch 10, with completion and occupancy anticipated by mid-2026.
The nearly 37,000 m2 facility is almost 50% pre-leased, and discussions are ongoing for the remaining space. There are also 170 car parking spaces and five lorry parking spaces.
Located near major highways (A42, A43, and A2) and the Herne container terminal, the park sits on a revitalized former coal slag heap, part of the sustainable Green Hub Emscher development.
Maximilian Tappert, head of Transaction Management Logistics at HIH Invest, said: “The completed property will meet the highest sustainability and efficiency standards and be built in accordance with the taxonomy. We are also aiming for DGNB Gold certification. A photovoltaic system with a capacity of around 2.2 MW will be installed on the roof. With modern heat pump technology, a clear height of 12.20 metres, a floor load of five tonnes per square metre and 24/7 use, the property meets all the requirements for future-proof logistics locations."

In addition to logistics, we are currently examining exciting residential properties in the value-add sector with positive feedback from some investors. In the current market environment, there are attractive opportunities in selected developments."
