HIH Invest divests Munich office to Montano and Beyond

HIH Invest has sold an office and production property located at Taunusstrasse 41 in Munich to Montano Real Estate and private equity investor Beyond Real Estate Holding.

Although the parties did not disclose the value of the deal, market sources put it at close to €40 mln.
The sale, structured as an asset deal, involves a building originally constructed in 1972 but significantly modernized in 2012 when BMW became the tenant. BMW extended its long-term lease in 2024.
HIH Invest had acquired the single-tenant property in 2014 for a special fund portfolio. The fully leased building offers around 23,000 m² of gross floor area, along with 163 underground parking spaces and 93 outdoor spaces. 
Its location in Munich's Milbertshofen district, near the Euro Industriepark and the BMW Research and Innovation Center (FIZ), is a key asset.

HIH Invest received legal counsel from Hogan Lovells, and CBRE conducted the technical due diligence for the sale. Colliers assisted with the sales process.
