Hils Development launches €200m residential development

Romanian real estate developer HILS Development has launched its seventh project worth €200 mln.

HILS Nord

HILS Nord is envisioned as a modern, connected, and sustainable residential complex spread across a sprawling 10-hectare site. Located in the immediate vicinity of Lake Şaulei and offering direct access to the A3 Highway, the project aims to redefine urban living standards with its commitment to eco-friendly design and extensive community facilities.
The entire HILS Nord project will encompass 2,705 apartments, alongside 35,000 m2 of green areas, commercial spaces, and a range of community facilities, including a SPA centre with a fitness room and a park offering serene views of Lake Şaulei.
The complex will be 100% electric, nZEB (nearly Zero Energy Building) compliant, and pre-certified Green Homes. Features include photovoltaic panels to reduce energy consumption in common areas, air-to-water heat pumps, underfloor heating, large glazed surfaces, and ventilated facades. 
The first phase of HILS Nord is already under construction, sprawling over 3.5 hectares. This initial stage will deliver 1,200 apartments, 1,440 parking spaces (both underground and above-ground), and over 11,000 m2 of green spaces, children's playgrounds, and dedicated relaxation areas. 
Phase 1 is also set to feature charging stations for electric cars, promoting a sustainable lifestyle. A highlight of this phase will be a 5,000 m2 community park with an outdoor amphitheatre, scenic alleys, and observation points overlooking Lake Şaulei, along with pedestrian access to the lake itself.
Phase 1 is scheduled for completion in 2028, with the entire HILS Nord complex anticipated to be finalised by 2032. Future stages will further enhance the complex with additional commercial areas.
