Industria increases assets under management to €6.3b

German residential real estate asset and property manager Industria Immobilien saw its assets under management climb by €700 mln in 2025, reaching a total of €6.3 bn.

This represents a 13% increase from €5.6 bn at the close of 2024, despite a challenging market. The number of residential and commercial units managed by Industria also grew by about 2,200, to roughly 24,000.
This growth was primarily driven by new third-party asset and property management mandates, including two significant wins for existing residential real estate funds, adding approximately €230 mln and 1,650 residential units to their portfolio. Additionally, Industria's acquisition strategy contributed positively, with purchases significantly outweighing sales.
The company's total transaction volume for the year was around €168 mln, comprising €107 mln in acquisitions and €61 mln in dispositions. Notable acquisitions included the "Dreiklang" portfolio in May, which added 372 residential units across Berlin, Frankfurt, and Stuttgart metropolitan areas. Several smaller properties were sold during the same period.
Currently, Industria manages 14 institutional property funds (10 self-initiated, 4 taken over from third parties) and the open-ended public property fund, Fokus Wohnen Deutschland. Its institutional client base consists of approximately 80 investors, predominantly superannuation schemes, pension funds, municipal and clergy pension schemes, insurance companies, banks, and savings banks.
In 2025, the property management division also experienced rapid expansion, with managed floor space increasing by 16% to about 1.7 million m2. Looking ahead to 2026, Industria aims to increase its assets under management by an additional €500 mln.
Arnaud Ahlborn, managing director of Industria and in charge of the transaction business, said: “As far as deals go, 2025 was characterised by both progress and setbacks. Although the number of transactions increased slightly, the market action remained subdued. I assume that the market will continue to follow a modest upward trend in 2026.”
Markus Reinert Frics, COO of Becken Holding, the shareholding partner of Industria Immobilien, added: “We intend to maintain the current growth trajectory in 2026 and to keep growing by roughly another €500 mln in AuM. Aside from organic growth, we are also considering corporate takeovers as an inorganic way to grow our business.”
