Instone acquires site in Berlin to develop apartments

German residential developer Instone Real Estate acquired a 25,000 m2 plot on the former Schlosspark-Klinik site in Berlin-Charlottenburg to build a new residential quarter.

The project plans for approximately 640 apartments, totalling about 42,500 m2 of residential floor space, comprising a mix of owner-occupied, privately funded rental, and social housing. All new buildings will meet the EH40-QNG sustainability standard, while two existing heritage buildings will be renovated and converted into residential units. Construction is slated to begin in 2028, with completion expected by 2033.

The development will be a collaboration with Instone’s subsidiary, Nyoo Real Estate GmbH, which specialises in efficient housing concepts. Instone will develop around 370 new owner-occupied apartments and 24 refurbished units, while nyoo will handle the rental component: approximately 190 privately financed and 50 subsidised apartments.

The project features high-quality, multi-storey architecture with extensive open spaces.

The site on Heubnerweg is near Schlosspark Charlottenburg, with a future public pathway connecting directly to the park. The location offers excellent public transport access, including Westend S-Bahn station, and is close to retail, educational, and medical facilities.
