Nyoo Real Estate, a subsidiary of the German residential developer Instone Group, has purchased a 4,970 m2 plot of land on Lochnerstrasse in Nuremberg's Schweinau district from KIB Group.

This site is part of a former industrial area that has largely been prepared for development under a master plan.
Located within an established residential neighbourhood, complete with a day-care centre and local facilities, the site is ideal for further structured development that aligns with the current development plan. Nyoo plans to construct approximately 140 privately financed apartments. The detailed design will be developed progressively and in close collaboration with the city of Nuremberg.
The project will integrate into the existing overall development, with its planned perimeter block structure mirroring the neighbourhood's character. Nyoo will apply its standard principles of clear planning and efficient processes, ensuring early certainty regarding planning and costs, particularly crucial for conversion areas. The design includes a mix of compact 1- to 4-room apartments, all of which will be barrier-free.
Sustainability is a key focus, with features like district heating, photovoltaics, rainwater management, and green roofs incorporated into the planning. The goal is to achieve the EH40 standard and QNG certification.
Nuremberg's Schweinau district is a well-integrated urban area with excellent access to public transportation (bus, underground, tram) and essential amenities like supermarkets, schools, day-care centres, and medical services, all within walking distance. The planning framework is expected to be finalised by the end of 2026, with construction slated to begin in 2027.

With our standardised nyoo approach, we will develop the project step by step – predictable and efficient, in close dialogue with the City of Nuremberg.”
