Global real estate investor Invesco Real Estate has secured 161 premium residential apartments in Zaandam, near Amsterdam, through a forward funding agreement.

Hembrug, Zaandam
This property, set for completion in 2027, represents Invesco's fourth venture into the Dutch residential market and its first for a specific German institutional client in the Netherlands.
The development features 161 unrestricted-rent apartments, averaging 79 m² and including two-to-four-bedroom units, all with balconies. Emphasizing sustainability, the property will utilize a geothermal system for heating and cooling, achieving an A+++ energy efficiency rating.
Located in the rapidly redeveloping Hembrugterrein district, a former military site transforming into a modern residential area with more than 1,200 homes, Zaandam offers excellent transport links to Amsterdam, attracting many commuters. The project developer and seller is the Dutch real estate firm, Ten Brinke.
Stefan Struller, associate director of Investments at Invesco Real Estate, said: “The Randstad region in the Netherlands is facing a massive housing shortage – currently exceeding 450,000 homes. Given current market conditions, this shortage is expected to worsen. This prime residential development at Hembrugterrein in Zaandam, which will help alleviate the housing shortage, offers modern, highly sustainable living in a key submarket serving one of Europe’s most sought-after cities: Amsterdam. We are delighted to be working with the Ten Brinke team again and to benefit from the excellent relationship we have built over the past few years.”
Albert ten Brinke, CEO of Ten Brinke, added: “We are delighted to once again be collaborating with Invesco Real Estate. Invesco is a reliable and professional partner who delivers on its promises and adds value to our joint projects. The realization of these 161 apartments marks an important next step in the development of the Hembrug site in Zaandam.”
Taylor Wessing, Drees & Sommer, PwC, and Trust Realty Partners served as advisors to Invesco Real Estate for this deal.
