K-Fastigheter sells Gothenburg properties to Viga Cap

Swedish property company K-Fastigheter has finished the first stage of the divestment of properties in the Gothenburg area.

The deal includes 681 apartments, both existing ones and those still being built, and the buyer is a company owned by property investor Viga Cap.
The first phase, just completed, involved handing over 264 finished apartments in Gothenburg, Ale, and Vänersborg for a total of 17,234 m2 of dwelling space. The second phase will be the sale of 417 apartments currently under construction in Gothenburg and Ale with 24,843 m2 of dwelling space, which will happen once they are completed between mid-2026 and mid-2027.
The total value of this deal is SEK 1.89 bn (€165 mln), with K-Fastigheter expecting to gain about SEK 592 mln (€52 mln) in cash over the next few years from the sale.
Jacob Karlsson, CEO of K-Fastigheter, said: “Together with Viga, we will manage the upcoming property fund through a joint company in which Viga owns 60% and K-Fastigheter 40%. In the joint company, our knowledge of the property market and associated property management will be combined with Viga's expertise in capital raising and management of institutional capital."
